QBCC-Licensed Builder in Toowoomba: What the Licence Actually Means for Your Renovation

You'll see "QBCC licensed" on almost every builder's website, ute and quote. It's easy to treat it as a badge and move on. But the licence is one of the most useful things you can check before you hand over a deposit, and it only takes a couple of minutes.

Here's what it means, why it matters for your renovation, and how to check it yourself.

What is the QBCC?

The Queensland Building and Construction Commission (QBCC) is the state regulator for the building industry. It licenses builders and many trades, handles complaints about defective or incomplete work, and runs the Queensland Home Warranty Scheme.

In plain terms: if someone is doing building work on your home and they need a licence, the QBCC is who issues it, and who you go to if something goes wrong.

What a licence tells you

A current licence means the builder has met the QBCC's requirements to be licensed, including technical competency and financial standards. It also means they're accountable. If the work is defective, there is a regulator with the power to act, and a process you can follow.

An unlicensed operator offers none of that. If the job goes badly, you may have very little recourse, and you could be left paying someone else to fix it.

Licence classes matter

Not every licence covers every job. The QBCC issues different licence classes, and each one covers particular types and sizes of work. A licence that suits a small renovation might not cover a different kind of project.

So don't just ask "are you licensed?" Ask "what licence class do you hold, and does it cover this job?" A good builder will answer clearly and without fuss. Toowoomba Renovations Pty Ltd holds a QBCC Builder – Low Rise and Carpentry licence (15059227), and we're happy to talk through what that covers for your project.

Home warranty insurance

For most residential building work in Queensland, the builder has to arrange home warranty insurance before work begins. It's designed to protect you if the builder dies, disappears or becomes insolvent partway through, and it can also cover certain defects after the work is finished.

It's one of the biggest reasons to use a licensed builder, because it's a safety net you can't get any other way. Ask to see the paperwork, and check the QBCC website for exactly what it does and doesn't cover.

How to check a licence in two minutes

You don't need to take anyone's word for it. The QBCC has a free licence search on its website. Here's what to look for:

  1. The licence number. Licensed builders show it on their quotes, contracts and advertising. If you can't find it, ask for it.

  2. The name. Make sure the licence is held by the business or person named on your quote and contract.

  3. The status. It should be current, not expired or suspended.

  4. The class. Check it suits the type of work you're planning.

If anything doesn't line up, ask why before you sign.

Licensed trades too

A licensed builder is only part of the picture. Plumbing, drainage, gas and electrical work must be done by appropriately licensed tradespeople, and that includes subcontractors. A good builder manages this for you, books the right trades in the right order, and makes sure the paperwork is done properly at the end.

A written contract protects you

Any serious residential job should be covered by a written contract that spells out the scope, the price, the payment schedule and what happens if things change. Be wary of anyone who wants to work off a handshake, or who asks for a big payment upfront. A fixed-price quote with a clear scope is one of the best ways to avoid arguments later.

It applies to business premises too

If you're renovating or fitting out a shop, office or workshop, the same questions apply. Check the licence class and ask about insurance. Small commercial jobs are work we're happy to take on, so if that's you, we'd like to hear about it.
